***Close Of Escrow!!!***

It actually went pretty smoothly.

Went through the final walk-through inspection, and then went to the closing.

Signed documents for about 30 minutes as the title agent explained various things to us.

After that, we went to Home Depot and had some keys made, as the ONLY key available in Colorado was the one in the lock box. The absentee owners in Kailifornia have the only other key.

I'll be completely re-keying the place in the next day or two!

One small snag in that the "voluntary" pool and tennis court association turns out to be NOT voluntary! It's $400/year, and was another screw-up by the listing agent, who didn't verify what the absentee owners had told her.

Since we have relatives that like to swim, and my wife's friends back in Kalifornia all swim, and will be visiting, we just sighed and accepted it.

Our agent is having a professional cleaning service go by Wednesday morning to clean the place top-to-bottom for us, as a "housewarming gift". My wife is overjoyed at that, as she was planning on spending a couple of days doing that.

And I have to go through the place top-to-bottom and make an inventory of light bulbs to replace, as there are quite a few either burned-out, or way mismatched in the fixtures.

The U-Boxes are being delivered Friday, and the fence and tree guys are scheduled for next week, and the roofers a few days later, weather permitting.

And we just realized that since the wood-burning fireplace has an unknown history, we need to schedule a "chimney sweep" to come and inspect/clean/report on the status of it.

And we're both TRASHED after all the running around today.....

  2. I'd pony up that fee to have access to the pool. That sounds pretty good. Now all the hard stuff is over you can start enjoying the good life.

  6. Congrats! In Alaska, they don't give you the keys until the title company records the deed the next day. But no matter; all the things you mention are good to do. I hope it goes quickly & easily, too.

    1. We went over *everything* yesterday at the signing, and no other gotchas we could see.

      The $400/year is only for the community pool and tennis courts, and they just raised it this year. From the documents it seems to go up $25/$50 every 5 years.

  8. I hope that the HOA that provides the swimming and tennis doesn't decide that after all was promised, you can't have an antenna. If it is an HOA, they can get together and vote against you.

    But that aside, I'm very happy for you, happy that you're in before winter and that all is well.

    1. Some time ago, our agent dug up the HOA agreement and sent it to us.

      We also received a copy of it yesterday which I carefully read.

      It specifically says you can't have chickens, horses, or other livestock, and that no 'temporary' structure, shed, trailer, RV, or other building may be used for habitation, but nothing about antennas.

      Nothing in it at all specifically mentions antennas, and in driving around the neighborhood I've seen TV antennas, CB antennas, a discone scanner antenna, and a couple of VHF/UHF vertical antennas. From my understanding of theses things, if somebody has antenna(s) up, and nobody complains, that provision of the HOA agreement becomes void.

      As I was telling my wife the other night, before the tower and antenna go up, I'll prep the surfaces, prime them, and paint them with a flat-finish medium dark green so they blend in with the trees. I've done it before, and if you do it right, it knocks the visual signature down quite a bit.

    1. Oh, yeah!

      Our homeowner's insurance drops by FIFTY PER CENT with a new roof.

      We were over there most of the day doing stuff like putting up shower curtains, taking measurements, doing a lighting inventory, and just enjoying being in our "new" house.

      I spent some time checking out the dead/dying cottonwood in the backyard, and we really have to get it out of there. It's starting to drop some not-so-small limbs, and the bark is shedding.

 At 1700 local it's as described in the headline; 30*F, 88% RH, completely overcast, snowing like crazy (small flakes, but lots of them)...
